Gig Harbor, Key Peninsula, Kitsap & Bainbridge Island Home Sales July 2011

Here are the numbers for homes sold (completed transactions) and offers being made on single family homes for the Gig Harbor, Key Peninsula, Kitsap (Port Orchard, Bremerton, Silverdale, Poulsbo, Kingston) and Bainbridge Island Real Estate markets for July 2011.   The figures do not take condominiums, manufactured homes or multi-family properties into account, only single family homes.  Offers being made on homes in July showed another minor decrease in Kitsap, a significant decrease on Bainbridge Island, a minor decrease in Gig Harbor and  significant increase on the Key PeninsulaClosed transactions in July showed decreases in Kitsap, Bainbridge Island and the Key Peninsula, but an increase in Gig Harbor. Being at the height of the home buying season, no clear trend has emerged indicating any type of recovery in the housing market.  Although numbers may rise one month for a certain area, none of the numbers represent very strong sales, only degrees of being less negative than other months. Short sales and bank owned homes continue to drag prices down in the Kitsap, Gig Harbor and Key Peninsula real estate market, making it an ideal time to buy a home, but concerns about the lack of an economic recovery and a continuing unemployment rate of over 9% has kept the supply of home buyers well below the level of available homes on the market.  This in turn has contributed to the continuous downward spiral on the prices of homes as home sellers (whether home owners or banks) attempt to out price each other to get their homes sold.

Here are the number for homes sold (completed transactions) and offers being made on single family homes for the Gig Harbor, Key Peninsula, Kitsap (Port Orchard, Bremerton, Silverdale, Poulsbo, Kingston) and Bainbridge Island Real Estate markets for June 2011.   The figures do not take condominiums or multi-family properties into account, only single family homes Offers being made on homes in June had a small decrease in Kitsap, modest increases on Bainbridge Island and Gig Harbor and a significant increase on the Key Peninsula after a terrible month in May.  Closed transactions in June showed inceases in  Kitsap, Bainbridge Island, Gig Harbor and the Key Peninsula as a result of and increase in offers being made in May compared to a down month in April.   I’ve included February’s, March’s, April’s and May’s numbers in order to show the general trend in how the real estate market is doing in each of the 4 areas.   It is just going to be another difficult year for home sellers.  A steady supply of bank owned homes dragging  prices down coupled with relatively low number of home buyers is making it a very sluggish market.  Until there is a significant decrease in the unemployment rate and the number of foreclosures begins to decrease, the real estate market will continue to struggle.

Here are the number for homes sold (completed transactions) and offers being made on single family homes for the Gig Harbor, Key Peninsula, Kitsap (Port Orchard, Bremerton, Silverdale, Poulsbo, Kingston) and Bainbridge Island Real Estate markets for May 2011.   The figures do not take condominiums or multi-family properties into account, only single family homes Offers being made on homes in May had a modest increase in Kitsap, stayed relatively the same on Bainbridge Island, Gig Harbor had a bounce back up from a dismal April and the Key Peninsula saw a significant drop to an already struggling real estate market.  Closed transactions in May showed a small increase in Kitsap and Bainbridge Island, but a drop in Gig Harbor and the Key Peninsula as a result of the decrease in offers being made on homes for sale the previous month.   I’ve included February’s, March’s and April’s numbers in order to show the general trend in how the real estate market is doing in each of the 4 areas.  It is difficult  to discern any defined trend in the real estate market other than the more expensive homes in the $600,000 and higher price range suffering the most from very sluggish sales, with homes in the $300,000 and under price range showing the strongest numbers, other than in Bainbridge Island which has a higher mean price range of homes.  One thing is for certain, the flood of bank owned homes on the market, along with not enough buyers to decrease the available inventory of homes for sale, will have a continuing drag on home prices for the foreseeable futureHomes are currently selling for roughly 2003 market value.  Great if you are in the position to buy a home, not good if you need to sell your home and purchased it any time after 2004 and/or have taken equity out of your home by refinancing  or through a second mortgage/home equity line of credit.
